Multifunctional Complex in Ustie
The development site with an area of 0.72 hectares is located on the Odintsovo district, 35 km from the Kremlin and 20 km from the IACD on Ilinskoe highway. The boundaries of the building are designated by spatial methods. To create a buffer zone between the roadway and buildings, the project provides for a pedestrian street running along the southwestern part of the site and ending with a wide area in front of Block B (restaurant, bar). On the reverse side of the site is framed by the existing embankment, passing into a new pier. The location of the territory at a distance from Moscow and the active natural landscape defined the image of the project as a “modern village” - the structures are maximally integrated into the environment, but at the same time they have distinctive features of public space. Buildings elongated along the site and having the same number of floors, form a single linear sculpture and a full-fledged facade profile. The division of the volume into 3 blocks creates the effect of a large-scale surrounding building, a variety in the perception of the facade front, as well as visual and pedestrian permeability. The spaces between the blocks are transformed into public areas, filled with various activities and forming a variety of territory use. Each unit has its own terrace, enriching the public space with scenarios and connecting buildings with the embankment. A variety of natural textures of the environment (forest, lake, river) led to the desire to create a calm look of the buildings, entered into the context. Deaf planes of the facade emphasize the monumentality of the buildings and create an image of stones lying on the bank of the river. Large glazed surfaces add permeability to the volumes and reveal the most scenic views of the area. To maintain the image of the "modern village" facade solution provides a combination of traditional modern materials. The main material is light gray brick 52x10x3.7 cm, additional material is dark gray metal sheets and corten steel, indicating accent details in the project. The main object of reconstruction was the "old town" - small buildings with narrow permeable spaces - pedestrian streets - between them. All 3 reconstructed buildings continue the restrained aesthetics of the neighboring blocks, combining large deaf and transparent facade surfaces. The main material of the facades - corten steel - conveys the spirit of the “old city”. To create the effect of the integrity of the structure, 3 buildings are connected by a single shed.
